1. General Maintenance

  • Routine inspection of datacenter facilities (electrical rooms, raised floors, server racks).

  • Housekeeping and cleaning of IT and MEP (Mechanical, Electrical, Plumbing) areas.

  • Verification of access control, security systems, and CCTV functionality.

2. Electrical Systems

  • UPS systems:

    • Battery health check, load testing, and calibration.

    • Firmware/software updates.

  • Generators:

    • Load testing, fuel system inspection, oil & coolant replacement.

    • Automatic Transfer Switch (ATS) testing.

  • Power Distribution Units (PDUs) and Remote PDUs (rPDUs):

    • Thermal scans to detect hotspots.

    • Breaker calibration and labeling.

  • Grounding and bonding verification.

3. Mechanical (Cooling & HVAC)

  • CRAC/CRAH units (Computer Room Air Conditioning/Air Handling):

    • Filter replacement, coil cleaning, fan and motor inspections.

  • Chilled water systems:

    • Pump, valve, and chiller plant maintenance.

  • Hot/cold aisle containment integrity check.

  • Temperature & humidity sensor calibration.

4. Fire Protection & Safety

  • Fire suppression systems (FM-200, Novec, Inergen, etc.):

    • Cylinder pressure checks, nozzle inspection.

  • Fire alarm systems:

    • Smoke detector, heat detector, and alarm testing.

  • Emergency lighting and exit signage inspection.

5. Fiber & Structured Cabling

  • Visual inspection of OSP (Outside Plant) & ISP (Inside Plant) cables.

  • Fiber optic termination testing (OTDR, power meter tests).

  • Patch panel labeling, cleaning, and organization.

  • Copper cabling certification tests.

6. IT & Network Systems

  • Server and storage preventive maintenance (firmware/patch updates).

  • Switches, routers, and firewalls:

    • Backup configuration checks.

    • Redundancy and failover tests.

  • Monitoring system verification (DCIM, SNMP, BMS).

7. Security & Access Control

  • Biometric and RFID access system tests.

  • Salto systems or equivalent smart lock inspection.

  • CCTV recording checks and data retention verification.

8. Testing & Documentation

  • Load bank testing for UPS/generators.

  • Blackout simulation and failover testing.

  • Updating maintenance logs and compliance reports.

  • SLA (Service Level Agreement) adherence review.
